How do investors get paid?

MONTHLY DISTRIBUTIONS
REIT I, after an initial goal of 8%, has made monthly distributions of 12% annualized since 10/31/21. REIT II is initially aiming for a 10% annualized return. Our structure has us distribute 90% of operating profits.

HOTEL SALE PROFIT DISTRIBUTION
In 2-3 years, we anticipate selling our portfolio of hotels at a higher price than what we bought them for, bringing your overall return to ~20% annualized.

That means, you should expect to receive monthly distributions, your initial investment, plus growth.

Strong growth potential

In addition to planned monthly distributions, investors are scheduled to share in the profits (if all goes according to plan) when we sell our hotels. We aim to sell our hotels in 2-3 years when we calculate they have reached full market value. The profits reflect the difference in value from buying at below replacement cost, our improvements to operations and facilities, and the capital appreciation of the properties.

Our goal is to exceed a 20% overall annual IRR (internal rate of return), combining both monthly distributions and growth, for our investors.

Based on the current environment, Phoenix expects to sell our hotels within two to three years. There is no reinvestment of capital.

We know what makes hotel investments successful.

Our investment process identifies what we believe to be the properties with the highest potential for success by focusing on five key characteristics:

  • Strong national brands: We invest in names you know, specifically Hilton and Marriott.

  • Proven performance: We seek out properties that are already making money, with strong, positive cash flow.Market

  • Market leadership: We look for hotels that are outperforming their competition.Location: Our focus is on urban markets with a business travel focus.

  • Multiple revenue sources: We look for hotels with occupants looking to be near businesses, hospitals, and colleges, to name a few of the types of frequent guests we seek.

  • Price: We purchase properties priced below what a new hotel would cost.

Business select hotels appeal to a broad array of customers, including road-warrior and regional business travelers, small business owners, and leisure travelers, who are making domestic trips. These properties are attractive in nearly all market climates, offering the highest operating and profit margins in the industry, and they are especially resilient during downturns.

Hotels can be a hedge against inflation.

Real estate is often considered a hedge against inflation. Hotels are an especially inflation resistant investment because of pricing power, the ability for management to rapidly adjust room rates based on demand, costs and other factors. We believe Phoenix’s Premium Business Select Hotels are well positioned to succeed in this climate.
